Requirements for Long-Term Rentals in Scotland

Under Scottish law, from February 2022, all rental properties must meet specific fire safety standards:

  • Smoke Alarms: Must be installed in the living room or room you use most, and every hallway or landing.

  • Heat Alarms: Must be installed in kitchens.

  • Carbon Monoxide Alarms: Required in rooms with a gas or solid fuel appliance.

  • Interlinked Alarms: Smoke and heat alarms must be interlinked so that when one alarm is triggered, they all sound.

  • Power Source: All alarms must be powered by mains electricity or sealed battery-powered alarms, with at least 5 years of battery life.

  • Functionality Checks: Regular checks must be performed to ensure alarms are working correctly.

Landlords must also provide proof of compliance with the Smoke & Heat Alarm Certificate to their tenants and local authorities.
